relationship with individuals or companies into his
exiting business, with the hope that this will help
the business to grow and expand faster. EWD
understands this is a big business and to make it a
huge success he needs to form a team of professionals,
and associate with other individuals and share the
returns with them.

Income Expectations:
Financial
Overview:
Successful
projects and good pre-construction deals easily sell
out long before the completion date. We hope to do
this. We plan marketing these projects from mid
2011. We plan a big launch in September 2011, and hope
to sell out within 4 months of the launch. Income from
these property projects are over $350 mil. - of
which 50% ($175 mil.) will be paid to the
collaborator/partners.
Additional Lifelong
Income:
On completion, when the properties are operational,
the Management will receive 15% as their management
fees on all the operational collection and sales from
the rooms, parking, restaurants, coffee shops, bars,
party rooms, operation theaters, retail shops, leases,
rentals, etc. This is projected to bring an
additional $20 million per year. This is a lifelong
running income
Investment
Required:
We can discuss and are ready to negotiate a deal
on very favorable terms. Examples: $12.3
millions for 50% partnership on the entire project
and associated developments - this would include
everything. For a smaller investors, perhaps we can
consider a 25% share for $6.4 millions. Or a 10% share
(giving returns of $34 millions) for $2.7 millions. Or
even a 1% share (giving returns of $3.4 millions) for
$295,000. Preference
will be given to having 10% or
25% Partners. We are giving away a maximum of 50% ownership.
The control of the company will be in the ratio of the
ownership percentage of the partners in the company. Financial income details, and construction costs and
expenses can be provided to the intending Partners.

It is projected, that the
above prices will double very soon. The above Partner
investment prices are on 7 property projects only. The
Partner investment prices will increase substantially
as each new property project is added to our
inventory.

FREE
Mercedez Car:
The Company will give away 100 Mercedez C230 cars during
the opening ceremony of the Delhi condo hotel. 1 car
for each 1% of ownership. So all Partners will get a
free Mercedez Car, and some Partners with higher
shares will get multiple cars or cash in lieu of the
cars.

Responsibility:
All Partners are expected to work and help
the company and certain responsibilities or
departments will be delegated to each partner. Their
info may also be posted on our website. Decision
powers and top management will be in the hands of 4-5
partners with the maximum ownership. To be part of
this group the partner must have more than 10% of the
share.
Properties
already sold to Buyers: List of all our existing property buyers
will be given to the partners. Buyers are increasing
every month. Deposits
and down payments received from all buyers are deposited in the Company
Bank account. The Bank account maintains an average balance of
$500,000. This amount is increasing every month as new
sales come in. The Bank Account is operated by the 2-3 top Partners. All future payments from the
Investors on purchases will also be deposited in this
company account.
To the new partner, the
profits and returns will start from his joining date,
with the starting Bank account balance as $500,000 only.
Payouts
to Partners:
The
Company can give income payouts to the Partners. When the Company feels it has excess funds in
the Bank account over the reserve funds, kept aside
for the construction of the properties , then payouts
of funds may be made to the Partners. Payouts to the
existing Partner/owners of EWD may also be given
before the joining date of each new Partner. It is expected
that more than one payout will be given per year. The company may
invest the extra idle money sitting in our Bank
earning a low interest to maximize the Company returns.
We
specialize in Realestate. And often come across very
interesting, safe and lucrative offers. To boost
our returns we may invest on such proposals with the
approval of all the managing partners.
Salary to the Partners will also be paid from this
Bank account.
Salary of a full 50% Partner is US$1,000,000.00 annually,
or as mutually agreed. Responsibilities and management
of the company will be shared 50% each. Pro-rata
salary and management responsibilities for smaller
shares. If the Partner has no time to work for the
company, then the Salary may be reduced or not be paid to the
Partner, or if he is not active in the management or
is not fulfilling the responsibilities to the
satisfaction of the company.
Such decision will be taken
with the
approval of all the managing partners. Salary is paid monthly on the 1st. of each
month.
Future Projects:
Since the USA and the European markets are soft and
likely to remain soft for the next 2-3 years. For most
of our planned projects, we are going where the Real
Estate market is hot. We have in planning some
excellent projects for Dubai, Brazil, Thailand,
Greece, Bulgaria, Panama and other key cities
worldwide in our pipeline. We plan to add and
release 2-3 new projects every year.
Additional funds are likely to come from the new
projects. Please note advance sales on new projects
start coming in immediately as the new project is
listed on our websites. Successful projects and good
pre-construction deals easily sell out long before the
completion date. We hope to do this. All
partners will have the advantage and share of all such
advance sales, and on all these future
income and projects. There is plenty of room to grow.
Big increases in Company value.

We
are negotiating deals to acquire land and start
projects in Mozambique and Dominican Republic soon.
We
plan to add and release 2-3 new projects every year. On
each new additional project, the company value is
likely to increase by $50 millions.. The returns
and income will also increase proportionally.. On the present
7 projects
our income is $350 millions. Partner gets the full advantage of these
developments and company expansion.
Assignment:
A Big Plus Advantage to the Partner. During
this agreement, the Partner can sell and assign his
share to another party. This is a big plus for the
Partner. Imagine with each new development the Partner prices
will increase. And there will be many buyers for his
share. And if selling, is the Partner's goal, then
after 1-2 years with several new projects in hand the
joining Partner is likely to get 2 times his investment. Or can sell half of his share
and get his full investment back, and still hold his
partnership. It will be an easy sell. Assignment
commission for substituting the name of the new
Partner is 1% payable to the Company. In fact, we can
also help the Partner to sell his share for him easily
by listing it thru our website, and from the inquiries
we are already receiving on a 2% commission to the
company.
