Fractional Ownership - For small Investments

A limited number of Fractional ownerships are available on the Studio Suites and Parking Slots only. Each fractional unit is 1/12 (one twelfth) ownership share of the property unit, that is for 4 weeks (28 days) in a year. The buyer pays for a fraction of the unit property, and receive a fraction of the ownership, and the revenues it generates. These fractional units may be purchased in 28 days ownership shares. This means that there will be 12 owners to each unit, for 28 days each.

The buyer can choose to use their condo or Parking slot, at 95% discount or Free (check 'FAQ' for details) for their personal use for upto 28 days per year, and/or put all the time or balance of the their time into the hotels rental program and earn in the rent it generates.

It does not matter if your particular unit is rented or not. As the revenue from all the similar units is pooled together and the revenue divided in equal proportion among the owners/fractional owners.

Each fractional owner will get his own contract  title deed. This means the buyer will be free to resell/assign their fractional ownership at any time without concern about the other owners. Multiple fractional purchases are allowed.

Rental Rates & Anticipated Occupancy Rates: 

If you base the rental income projections on the Hillside Beach Club Hotel, a 4 star hotel resort in Fethiye then we will see the following returns:- 

Average Hotel Room (Studio) rate of $220 per night.

$220 per night multiplied by 365 day and again by 80%, the occupancy rate in Turkey in 2007, statistics by the Turkey tourism, this will total an annual rental income of $64,240. The owners will receive 100% rental return from their apartment. Based on a pre-launch purchase price of $105,000 with a 20% reservation payment of $21,000. This is a 150% plus per year return on investment.

* These are not guarantees , but are based on actual hotel rates quoted in Turkey. It does not matter if your particular unit is rented or not. As the revenue from all the similar units is pooled together and the revenue divided in equal proportion among the owners. Rental income starts after the Grand Opening of the Hotel.

There will be a Rental Management Program that the purchaser will have the option to participate in.

The owner is and always will be responsible to all his/her property and related independent third party expenses for maintaining it: The expenses are as follows:

  • Franchise fees to the 5 star hotel chain for providing the brand name, quality control, advertising, and the world wide reservation system to keep the occupancy high. According to industry standards this works out to be 10-11% of the revenues.
  • Management fees, staff salaries, including front office, maids & maintenance staff, & other desk clerks, telephone and internet operators, security staff, security staff, service personnel etc. Legal counsel, and attorney firm fees, charter accountant and accountancy firm fees, auditor fees etc. According to industry standards this works out to be 8-10% of the revenues.
  • Daily consumables and pilferages provided in the rooms, like soap, shampoo, lotions, creams, toilet rolls, mineral water, ice, newspaper, towels, bed sheets etc, etc. According to industry standards this works out to be 2-3% of the revenues.
  • Daily and annual cleaning, service, repair, maintenance inside the building like boiler room, air-conditioning units, generators, lifts, laundry machines etc and outside the building like parking lot, swimming pools, tennis courts, jogging trails etc.. Daily and annual repair, maintenance and replacement of properties and interiors of the rooms, lobby, front office and corridors. The apartment carpets, draperies, sofa, bed, mattresses, furniture, tv, appliances, lamps, wall hangings, decorations etc need to be replaced every 2-3 years to maintain the units at 5 star luxury hotel standards. According to industry standards this works out to be 5-6% of the revenues. Minimum 4% is held on an annual basis in a reserve account for this purpose.  
  • Management fees to the developer for the Administration of the project, repair and maintenance of the structure and the buildings. The developer has the sole authority and discretion as to the Management, to select the rental agent, decide room rates, parking rates for the project and change it if required.  According to industry standards this works out to be 15-18% of the revenues.   The developer is giving a good deal to the buyers in charging property management fees of only 15%, although the work and expenses involved in condo hotel management are much more complex than the simple apartment rental management who also charge 15%.
  • The owner is responsible for obtaining insurance for their apartments and contents, against any loss, damage or theft. Plus miscellaneous unforeseen small costs and charges. According to industry standards this works out to be 2-3% of the revenues.
  • 6. All utilities, electricity, gas, heat, water, postage etc. According to industry standards this works out to be 3-4% of the revenues.
  • Property and hotel license and taxes. According to prevailing rates this works out to be 2-3% of the revenues.
  • Any other expenses.

Total expenses as above are expected to be 55%. For the first 3 years the developer has agreed to cap these expenses, and guarantees the above expenses to be maximum 55%. Net profits to the owner is estimated at 45% of the revenues from the units. This guarantee thereafter will be reviewed annually to reflect changes in economy, wages and operating costs.

The range of profits from all Businesses is usually 15 -25% of the sales. However this business being a real estate business. The net net profits of 45% of the room sales revenues and parking revenues is a very high and an excellent return to the buyers. In addition the buyers can look forwards to property value appreciations of 20 - 30% every year. If the buyer reserves a unit today, then by the time of completion  the buyers can expect an appreciation of over 200% on their units. We expect the buyers to make a very good return. 

Comparison of these rental returns to renting out a condo apartment: 

For argument sake let us compare the two rental income results: Suppose the buyer had purchased a regular condo or house for $120,000, and rented it out for say $1,200 per month. The property management fees would be 15%. On top of that the daily and annual repairs and maintenance costs, plus the insurance and property taxes, utilities, miscellaneous etc works out another 20%. Total 35%. The net in the owners hand is estimated at $780 per month, x 12 = $9,360 annually. Compare this to the buyer's price of $105,000 on a studio unit in the condo hotel, the annual rental revenues from the above studio is estimated at $64,240. The owner's return of 45% on revenues of $64,240 comes to $28,908. Plus the owners unit is always maintained to the 5 star level. The buyer can compare and easily see which is a better investment.

Turkey is a hidden paradise.  There is an acute shortage of 5 star hotel resorts in Turkey. In the next 4 years as the demand increases, the room rates are likely to go higher and the occupancy percentage is also expected to increase. The real estate prices are also appreciating at the rate of 20-30% annually. Considering all this it is expected the revenues generated from the studios will be substantially higher than the annual rental income of $$64,240, which is calculated as on today's prices.
 
WORST CASE SCENARIOS: 
Scenario 1: This is the expected scenario. Annual revenues from a studio unit are expected to be $64,240. The owner's share at 45% comes to= $28,908 per year. This is excellent profits and income.
For argument sake let us take a worst case scenario: This scenario is not likely to happen, however the figures show that even in the worst case, the buyer will still make good money. There is nothing to worry. 
Scenario 2: Let us assume the annual revenue is not $64,240 or higher, but less than even half of that say $32,120. The owner's share at 45% comes = $16,060. Not bad even this is good income.
If still at lower revenues, which is not likely, please note the buyers also have the developers guarantee of 39% rental on original invested amount that kicks in. As such the owner's net income is always guaranteed. Not bad, and if the revenues generated are higher, then of course the owners make more money.  
So as the above scenarios show the buyer has all his bases covered and is bound to make a profit on this project. First realistically it is not expected the revenues to be so low as shown in the above scenario. Secondly the owners can take a quick profit and sell their unit at any stage. The owners can sell their units within 1 year, 2 years or 3 years and need not wait for the rental incomes to kick in. The owners can just take the benefit of the appreciation and prices increases and then sell their units. In fact the developer will help the owners sell their units, through their subsidized commission structure in their resale pool program.

The monthly loan payments is paid every month. All funds received are immediately credited to the Buyers account with the Developer.  It is the responsibility of the buyer to send to the developer all the installments on time.  

You can stop making the monthly payments after 15 Installments have been paid.

The Buyer can stop making the monthly installments after the 15 monthly installments (30%) have been paid, and pay the  balance 50% (70% less 20% towards the Cash back = 50%) on completion of the building. For this balance of 50% the developer can advice the Buyer on the various loans offered by the local banks, or can take the loan from the developer at that time. The Buyer can however continue to make the monthly installments on-time, and make his full payments, if he wishes to benefit from  the additional 10% cash back. In this case the Buyer has to make a total of 35 monthly installments (70%)   In this Full pay Option, with on-time payments, the buyer is actually buying the property at 70% of the purchase price. At 70% the Buyers full purchase price is reduced to $70,000 only instead of the $100,000.

ON-TIME PAYMENTS:  On-time payments are very important for the developer.                         Please make sure all the monthly installments are received on time, (on or by the last day of every month). There is a grace period of 15 days only on the monthly installments. If payment is late, beyond the15 days of grace period, it will attract substantial late fees (equal to 10% of payment late), and will invalidate the 20% cashback plus all other offers. All payments will first be applied towards late fees, if any, and then towards the installment balance. Part payment of an installment is still subject to the full late fees.  

A word of Caution: Buyers using the 98% Financing option, before making reservations, please check that they will be able to meet the installment or mortgage payments. There is no refund for Cancellation of the Purchase, once the installment payments start. The Buyers could loose their property resulting in substantial losses, if they default on their mortgage or installment payments, before making atleast 15 installments.

All payments are to be made in the name of the developer, East West Developments.  If in default of payments, before 15 installments are paid, or if the payments are late by more than 6 months, then the reservations may be cancelled at the developers discretion. In the event, the buyer has completed the closing paperwork and has become the Owner of the unit, but the Developer is unable to deliver vacant possession to the Buyer on completion date,  then the Buyer will be entitled to 2% (two percent) of the payments received from the Buyer per month of delinquency of possession. The Buyer will only be eligible for this payment provided full payment of the purchase price has been received by the Developer for the Unit, and all other ownership obligations of the Buyer have been met,  and the property ownership is registered and deeded in the Buyers name.

Insurance during Construction:   The Seller will at all times throughout the course of the construction period, keep the Units insured to its reinstatement cost for the time being with a reputable Insurer. In case of destruction, all the  damaged or destroyed parts will be reinstated by the Developer who will apply the proceeds of the policy of insurance towards the reinstatement. If the proceeds of the insurance are insufficient to cover the cost of reinstatement, the Developer will make good any deficiency.

No price escalation during construction:  Any escalations in the price on the cost of construction or for any other reason will be borne by East West Development. 

Rental Split: For the first 3 years the developer is giving a 39% per year GUARANTEED Rental revenue on the buyers invested amount or 100% of the rental revenue, whichever is higher. There after, the revenue will be 100% in favor of the unit owner, with no guarantees.

The seller can select whichever options suits them the best. Whichever option will make them the most profit.

For the transaction to go smoothly the developer can provide his intermediary services free of any cost. They can act as collecting agency for the funds received from the new buyer, and send funds to the seller. All Bank charges or transaction charges will be borne by the seller.  

RESALE POOL:  In the Resale pool the developer can actually help you resell your reserved properties, to help you make a quick profit. The resales pool  may be closed once all the units have been reserved.

  • All investors/buyers who have made reservations on the units can join the developers resale Pool. Fractional unit and Parking slot holders  are not eligible for the Resale Pool. 
  • This election may be made any time after 9 months following the Reservation Agreement date.
  • To join the resale pool the investor has to put a $1000 deposit with the developer.  This amount may be paid on a credit card. This is a good faith deposit and this amount is adjusted in the commissions paid on the resale.
  • If the investor moves out of the pool this amount of $1000  is non refundable. However if the investor again joins the pool, then the investor need not pay the deposit again, but he has to pay a fee of $5 as administration fees for rejoining the resale pool.
  • In the Resale pool, On sale, the investor pays to the developer a subsidized 3% commission on the sale price, instead of the regular 6% (Sellers who have not joined the Resale Pool pay the regular 6% commission on the sale price).
  • The new buyer pays 6% assignment fees to get the resold reservation registered under the new buyer’s name.
  • On resale of the unit, the developer will take the commissions on receipt of the funds, and the balance is paid to the investor/seller less our commission.
  • If paying in Installments, then the investor will remain current on his installment payments. If payments are late or in default, the investor will be moved out of the resale pool. However on making his payments current, the investor can again join the resale pool. on paying the $5 rejoining fees.
  • The Developer will first sell the units in his release inventory, and then sell the Investor units in the resale pool.
  • All efforts will be made, but the developer cannot guarantee any resale results.

   GUARANTEED  RESALE & BUY BACK IN THE RESALE POOL.         Successful projects and good pre-construction deals easily sell out long before the completion date. What works best in the Resale Pool.

The real profits, growth and appreciation will come when the units start delivering the huge rental returns. Instead of holding for life-long rental profits, if reselling is the buyers goal, then on completion, or near completion, would be the ideal time to resell to book the maximum profits. It is recommended that the investor sleeps on it till the completion date and let his profits grow. it is needless to say the longer the investor holds the greater are his profits.

However Investors who wish to resell their investments, and desire to join the RESALE POOL. The below tips should prove helpful to get quicker results.

1.    Buy Full units only, not Fractionals.  Fractional units although an excellent purchase, have a low demand in the Resale Pool. They are slow and difficult to resell in the Resale Pool.

2.    Buy Studios or larger units, instead of Parking Slots. Full Condos are much better sellers and are more cost effective and with higher profits, than the Parking Slots. Parking Slots are slower to resell in the Resale Pool.

3.  Do not buy in Installments, under the Financing Option. RESALE while the Installments are pending is extremely difficult: Finding a new buyer to pick up the investors installment is a remote chance. Only on completion of the installments can the investor hope to find a buyer.

4.  The best option for Resale is full payment.  The investors get a  built in equity to start with, which keeps increasing with time. This is the best option for resale.

5.  Be Patient. The Developer will sell his units first. Then only the Resales can happen. It is projected that the maximum Resales will only take place on completion or near completion of the development. The Seller may have to wait till then.  All efforts will be made, but the developer cannot guarantee any resale results.
