We will pay the Landowner 40% above his sale price. That is 140% the price of the land. This payment the Landowner is paid in full on the day of the construction start.  We will pay the Landowner monthly payments till the 140% payment.

Payment Details:   In JV the Landowner gets paid big payments from the Developer in 6 stage:

1.  Monthly payments:  We will pay the Landowner monthly payments till the big payment as outlined in #2 below. A payment of $100 is paid per month starting immediately to the Landowner. This amount is paid on signing the Agreement/MOU, and paid by the middle of every month till the construction start date. These payments are non-refundable and for the Landowner to keep. Landowner is and remains 100% owner on his land.

2.  On Construction Start date: 90% of the land/property price is paid to the Landowner. This payment the Landowner is paid on the day of the construction start. This is in addition to the monthly payment already paid in #1 above.  

Outright SALE OPTION: On construction start date the lkandowner have the option to quit this JV offer and take in its place the QUICK SALE OFFER.  if the Landowner wants to outright sell his land. Then 40% above the full 100% = 140% the price of the land is paid to him by EWD  in an outright sale. After the outright sale the below payments  of #3, 4, 5 & 6 are no longer applicable. The below additional payments are only for JV holders who continue with the JV. (In outright sale the Landowner gets 140% more. And JV holders who continue with the JV  get 150% more plus continued income to 1,000% more).

3.  While Under construction: Two (2 ) Yearly payment of 5% each of the above Land price while under construction. This payment the Landowner is paid 12 months after the construction start date, and again after 12 months during the 2 years of construction time. This is in addition to the full payments already paid in #1 & 2 above.  After completion (see #5 below) the Landowner gets 51% of the net operational income.

4.  On completion of Construction:  50% of the land/property  price is AGAIN paid to the Landowner. This payment the Landowner is paid on completion of the building, on the day of the Grand Opening . Plus the Landowner gets a gift of a free Mercedez S500 car, or $100,000 cash in lieu of the car, as a thank you note from the developer. This gift the Landowner is paid, on the day of the Grand Opening. These are in addition to the full payments already paid in #1, 2 & 3  above. 

5.  After the Grand Opening:  Yearly payments of 51% of the net income from the running of the hotel resort business.  This is income from the running and Operational profits from the development, after the Grand opening. There are operational expenses in the running of the hotel, and the Investors/Buyers get their share, and the Developer gets their share of the operational income from the running of the hotel business. From the Developer's share the Landowners gets 51%, and the Developer gets the remaining 49% of this running income share. (The Developer from his share pays the  Agent 6% of the above #1, 2, 3, 4 & 5 payments, and 0 of #6 below). These payments to the Landowners/Agent are paid yearly within 30 days of the audited accounts. Yearly payments are expected to be in the millions per year. This is in addition to the full payment already paid in #1,2 3 & 4 above. 

6.  Build. Operate. Transfer:  After 15 years from the date of this Agreement/MOU, EWD (East West Developments) will relinquish all their rights to the property, land and the buildings on the land. EWD will transfer 100% of their ownership of the development at zero price back to the Landowners. This is a WIN WIN for the Landowner.  He gets all the payments of #1, 2, 3, 4 & 5 above.  And again 100% management ownership of the developed & running hotel. The landowners share jumps from 51% back to 100%.

Summary: in JV the landowner is and remains owner of his land at all times. The above are just extra FREE payments to him. The landowner is paid 150% the price of the land. Plus he gets 51% of the running income. Plus he owns 100% of the hotel resort business after 15 years.  This is how the Landowner is guaranteed 500% more than the price for his land/property.  This is on the average JV price of our properties. In some locations worldwide, the figures may vary a little bit.

In outright sale the Landowner gets 140% more from us. And in JV he gets 150% more plus continued income to 500% more. That's correct. The cash payment in JV is more than in the outright sale. This JV offer is extremely profitable. That is why the new buyer will quickly cash out the existing Landowner. Resulting in a quick cash sale, if that is the Landowners goal.

Late Payments:    All payments have a grace period of 30 days for accounting purposes.  In the event that the Developer is unable to make the legally due  payment within the period, and provided the landowner is not in default, then the Landowner will be entitled to 2% (two percent) per month as interest, on the due payments from the Developer, calculated from the due date to the date of payment. 

All payments will first be applied to interest and the balance to principle. EWD will remain fully bound until full payment is made or excused. In the event of default, EWD agrees to pay all reasonable solicitors fees and costs of collection.

As you can see, from the above payment package, the Landowner gets a lot more than his asking price, plus additional much more from the 51% running yearly income.  Kindly consider and decide your options.

The above big  payment package has all the Landowner benefits for big money. The only drawback is that the Landowner does not get immediate Cash, and may have to wait for some time to get his higher price.   However for the wait, we compensate the landowner with monthly payments and a higher price paid for his land.

The construction and the development, and the payments to the Landowners  is funded from the advance sales to the Investors, For that we need 2-4 years. We have to market and sell this project to investors, before big funds can be given and shared with the Landowners.   The Developer guarantees to pay damages to the landowner in case of non-performance or delays. All this will be written in the Agreement.

Penalty to EWD on non-performance:  EWD on signing this Agreement guarantees that they will immediately start preparing and working on the project. In case of delay on part of the EWD in preparing and working on this project, except in events of force mejure conditions, and if they fail to prepare and publish the details of this project on their website within 12 months of signing this agreement. Then the EWD will pay US$100,000 (One hundred thousands) as penalty to the Landowners, plus the Landowners will have the option of canceling this JV agreement.

How long is the Waiting time:  The waiting time  to Sell and get the big Cash, may be just a couple of months. On signing the JV agreement, the land/property prices will immediately soar up. And there will be many buyers now for your land/property. This JV Offer is transferable and the Owner can Sell and transfer his property anytime to the new buyers. On sale the Landowner is out, and the Developer continues his JV Agreement to build with the new owners of the Land. This is a big plus for the owner.  Thru the JV Sale, the Landowner can easily get 40-100% more than the current value for his land/property.  It will be an easy sell.   

SELL & EXIT:  The Landowner has  many Sell & Exit strategies. If the local Agent is slow in Selling, then we can also help the owner to sell this land/property for him easily by listing it thru our websites on a 3% commission. Many times we have buyers waiting, because of the excellent 51% running income return. Or even we are buyers ourselves, and pay you extra 140% on the construction start date.

JV verses Sale:  An Overall Assessment:  This JV is a very good, safe strategy. There are so many exit strategies. The Landowner may exit at any time. There is no long term binding, and this is what we like. We can see how a Landowner will make extra money on it. There is no risk. Only the question is how much more will the Landowner make, depending as to when the Landowner may like to sell his/her interests on it.

The construction is funded from the advance sales to the Investors, as such we give very attractive returns to the Landowners. We have to market and sell this project to investors, before big funds can be given and shared with the Landowners. Funding for the construction, and payments to the Landowners will be fully met and raised from the property sales. This is the Developer�s responsibility, and his full liability.  Successful projects and good pre-construction projects easily sell out long before the completion date. We hope to do this. Financing will NOT be sought  from Banks or Financial Institutions by mortgaging or keeping the Landowners land as collateral. Your Land is always safe and secure with you, the Landowner. Landowner is and remains 100% owner on his property.
